NEW PROCEDURE FOR SHORT-TERM AND TOURIST RENTALS

Starting July 1, 2025, the Single Rental Registry and the Digital One-Stop Shop will officially come into effect, in accordance with Royal Decree 1312/2024 of December 23 and Regulation (EU) 2024/1028.

The main objective of this regulation is to govern short-term rentals, increase market transparency, and prevent fraud. One of its key provisions is the mandatory requirement to obtain a Rental Registration Number (NRA) for any property intended for tourist or seasonal rental. This number must appear in all advertisements and contracts.

It is important that it will not be legal to renting the property our without the NRA.

 

WHO IS AFFECTED?

  • Private owners and companies offering short-term rentals (daily, weekly, or seasonal).
  • Digital platforms such as Airbnb, Booking, and others, which must verify that listings include the NRA.

 

REGISTRATION PROCEDURE

The process can be completed via the electronic headquarters of the College of Registrars, or in person at the Land or Movable Property Registry. A processing fee is required.

 

REQUIRED DOCUMENTATION (Canary Islands region):

  • Cadastral reference, address, type of rental (entire property or by rooms), maximum number of occupants.
  • Prior Responsible Declaration, including the signature number.
  • Unique Registry Code (CRU) as stated in the land registry extract.
  • Signed authorization if the process is carried out by a third party without the owner’s digital certificate.

 

OTHER OBLIGATIONS

  • Submit an annual activity report.
  • Report any changes to the registered data.
  • Respond to information requests from the relevant authorities.

 

CONSEQUENCES OF NON-COMPLIANCE

  • Blocking of listings on digital platforms.
  • Inability to formalize valid contracts.
  • Financial penalties in accordance with current regulations.
